Four to five hours per DSCR file. Now about 45 minutes.
How Longhorn Investments put Kolena's AI agents into DSCR loan underwriting, without handing AI a single credit decision.
“AI amplifies our ability to make judgment calls. It doesn't make the judgment calls for us.”

Accuracy first, then speed
The bar
Before any AI touched a loan file, Jeremiah set the bar at 98% accuracy, the standard he holds his own processors to. Longhorn also brought in a national law firm and wrote borrower consent into its loan agreements before a single agent went live.
What changed
Kolena's AI agents assemble each DSCR file from its 10 to 30 documents, check it against the DSCR and non-QM guidelines and flag the exceptions, with every field cited to its page. The underwriter still owns the credit decision.
The result
A file review that took four to five hours is now an assisted underwrite of about 45 minutes. Appraisal review dropped from 45 to 60 minutes to 15 to 20.
The file, assembled and checked
Kolena's AI agents pull each field from the loan documents, check it against the guideline, and flag exceptions for the underwriter.

“I was looking for a 98% accuracy rate or higher, because of what we do… That's what we expect of a human, so I'm expecting the same [when] we are leveraging AI.”

“Get over your fear… If you understand your operation, the barrier isn't technical. It really is deciding what your time is worth.”
