The stacking order the whole segment depends on - each delivered document classified Subject vs Other Financing, its type and ID, and whether it is signed, legible, complete, and the correct selected version, flagging missing or duplicate files.
Note Economic Terms
The economic and servicing terms of the Subject Note - payment frequency, interest-collection type, amortization term, late-charge and default-rate terms, originator NMLS identity, due-on-demand treatment, and any balloon - each cited to the note.
Note Feature Determination

The adjustable-rate mechanics for an ARM loan - margin, index, first change date and change frequency, initial/periodic/lifetime caps and floors, lookback, rounding, conversion, and post-LIBOR replacement-index/fallback language - returned only when the loan is an ARM.
HELOC Terms
The open-end line terms for a HELOC - APR, draw and repayment periods, any fixed-rate portion, transaction and origination fees, balloon permission, and fee-disclosure adequacy - returned only when a HELOC agreement is provided.
Prepayment Terms
The prepayment-penalty structure - penalty and hard-penalty periods, enforcement type, balance basis, allowance, breakage and early-closure fees, max-permitted-by-law language, and the best-matching entry on the prepayment-terms reference list.
Temporary Buydown
The temporary-buydown terms and the reconciliation of buydown funds to the Closing Disclosure - rate/term, borrower vs non-borrower paid, donor, agreement status and signature, and whether the final CD reflects the buydown schedule.
Security Instrument Terms
The terms and enforceability provisions of the mortgage / deed of trust - loan amount and dates, MERS MIN and MOM status, due-on-sale, holder's right to foreclose, homestead waiver, CEMA, cross-collateralization, APN/PIN, county FIPS, and the Texas 50(a)(6) home-equity disclosure.
Notarization, Execution & Recording
The signing, notarization, and recording provisions that determine whether the lien is enforceable and recordable - borrower/POA execution, e-signature, notary name/signature/seal/certificate, missing-acknowledgment logic, remote online notarization and its audit trail, and UCC-1 filing.
Security Instrument Riders
Every rider that applies to the Subject instrument, with how it is evidenced (checkbox marked, standalone document, or both) and whether it is signed - including the exact printed name of any non-standard 'Other' rider.
Subordinate & Other Financing
The concurrent or existing subordinate liens on the subject property classified as Other Financing - position, type, holder, balances, terms, evidence of lien position, any shared-equity counterparty, and document status - never inventing a lien absent from the loan data tape.
Segment Data-Integrity Reconciliation
The core TPR data-integrity check - each critical element compared across the Note, the Security Instrument, and the loan data tape, graded Match / Mismatch / Missing with the specific variance, since a document-to-tape disagreement is a data-integrity exception.
Segment Exception Log
The consolidated, severity-graded exception register that rolls up every completeness, enforceability, notarization, data-integrity, ARM, prepayment, and disclosure finding on the A-D scale, with compensating factor / waiver, cure status, and the governing citation - the deliverable the loan grade is built on.
Overall Segment Grade
The single overall grade for the segment, assigned as the most severe grade among the component findings per rating-agency convention - Grade A clean through Grade D material-unresolved / ineligible - so a reviewer sees the segment disposition at a glance.
