A real estate T12 summarizes the income and operating expenses recorded by a property over the previous 12 months. While categories vary by property type and accounting system, a typical T12 includes the following:

-   **Rental income:** The rent actually earned or collected from tenants, depending on whether the property's accounting uses accrual or cash accounting. This is typically the property's primary source of operating revenue.
-   **Other property income:** Revenue generated outside standard rent payments. Depending on the property, this can include parking, laundry, storage, pet fees, late fees, application fees, and tenant reimbursements.
-   **Effective gross income:** The property's operating income after vacancy and credit losses are deducted and other property income is added. It represents the revenue available to cover operating expenses.
-   **Property taxes:** Real estate taxes assessed by local authorities. Buyers should determine whether the tax amount could change after a sale, reassessment, or expiration of an existing exemption.
-   **Insurance:** The cost of property-related insurance coverage, such as property, liability, and loss-of-income insurance. Historical premiums may need adjustment during underwriting if insurance rates or coverage requirements have changed.
-   **Repairs and maintenance:** Routine costs required to maintain the property and keep its systems operating. Examples include plumbing repairs, HVAC servicing, landscaping, cleaning, pest control, and electrical work.
-   **Utilities:** Property-paid costs for services such as water, sewer, electricity, gas, and trash collection. Investors should also check whether tenants reimburse the property for any of these expenses.
-   **Property management fees:** Fees paid for managing the property's daily operations. These are often calculated as a percentage of collected revenue, although the exact structure depends on the management agreement.
-   **Administrative expenses:** Operating costs such as accounting, software, office supplies, bank fees, postage, and certain professional services. These expenses support property operations but are not directly related to physical maintenance.
-   **Other operating expenses:** Recurring property-level costs that do not fit into the main expense categories. Each item should be reviewed to distinguish normal operating costs from unusual or nonrecurring expenses.
-   **Net operating income (NOI):** The amount remaining after operating expenses are deducted from effective gross income. NOI generally excludes mortgage payments, capital expenditures, depreciation, and income taxes, and is commonly used to calculate cap rate and assess property performance.

## How to Calculate NOI From a T12

To calculate net operating income (NOI) from a T12, add the property's operating income for the trailing 12 months and subtract its operating expenses. The basic formula is:

**NOI = Effective Gross Income − Operating Expenses**

For example, suppose a T12 shows $600,000 in effective gross income and $240,000 in operating expenses. The property's trailing NOI is $360,000.

Only expenses required to operate the property should be included. These commonly include property taxes, insurance, repairs and maintenance, utilities, management fees, and administrative expenses. Debt service, depreciation, income taxes, and capital expenditures are generally excluded from NOI.

Before using the result for valuation or underwriting, review the T12 for one-time expenses, missing costs, unusual income, and accounting inconsistencies. Investors may calculate a normalized NOI by adjusting these items when the historical T12 does not represent expected ongoing operations.

## T12 vs. Rent Roll vs. Pro Forma: What Is the Difference?

A T12, rent roll, and pro forma describe different parts of a property's financial performance:

-   **A** **T12** shows what the property actually earned and spent during the trailing 12 months.
-   **A rent roll** provides a current snapshot of tenants, leases, rents, and occupancy.
-   **A pro forma** estimates how the property is expected to perform in the future.

These documents are most useful when reviewed together. Likewise, rental income on the T12 can be compared with the rent roll to identify vacancies, concessions, delinquent tenants, or other collection issues.

## Example of a T12 in Real Estate

Suppose an investor is evaluating a multifamily property. The property's T12 shows $500,000 in gross potential rent, $25,000 in vacancy and credit loss, and $15,000 in other property income. This produces effective gross income of $490,000.

The property also recorded $190,000 in operating expenses during the same 12 months. Subtracting these expenses from effective gross income results in an NOI of $300,000.

An investor could use the $300,000 trailing NOI as a starting point for valuation and underwriting. However, the individual T12 line items should still be reviewed for unusual, nonrecurring, or missing income and expenses before projecting future performance.

A T12 may arrive as an Excel file, PDF, accounting-system export, or scanned document. Rows, columns, monthly periods, subtotals, and account structures can differ significantly between properties.
